The Home Factor · Seller representation
Sell your home in Berkeley & the East Bay
Your home has a story. Let’s give its next chapter a thoughtful plan, a compelling presentation and the attention it deserves.
From deciding what to improve to comparing offers, we help you understand the choices and manage the details.

A clear plan. A team in your corner.
Make the next move with confidence
Selling is a series of decisions: when to move, which projects are worth doing, how to present the home and what an offer really means for you. We bring those decisions into one written plan.
We work with sellers in Berkeley, Oakland, Albany, El Cerrito, Kensington and Richmond, combining local market knowledge with design sense, property preparation and careful transaction management.
Strategy with context
We look at your home, competing listings, recent sales and your priorities to shape a plan that fits the property and the moment.
Hands-on preparation
From the initial walkthrough to the final clean, we help coordinate the people, decisions and sequence of work needed to get ready.
Clear communication
You’ll know what’s happening, what comes next and where your input is needed, whether you’re nearby or managing the sale from a distance.
From first walkthrough to closing
Your selling plan, step by step
We organize the work around your timeline, budget and next move.
Start with your goals
We walk through the property and discuss timing, your next home and any constraints. You’ll get a clear picture of the decisions ahead before committing to projects.
Choose the right preparation
We create a written scope, help gather estimates and prioritize repairs, painting, cleaning, landscaping and presentation. You decide what to approve.
Build the launch plan
We coordinate inspections and disclosures, refine pricing, and bring photography, staging and marketing together around a realistic launch date.
Bring the home to market
We present the property online and in person, communicate with interested agents and buyers, and keep you informed about activity and feedback.
Compare & negotiate
We organize offers so you can weigh price, financing, contingencies, timing and estimated proceeds together. Then we help you respond with a clear strategy.
Manage the closing
We coordinate with escrow, track contractual deadlines and outstanding items, and help organize the final walkthrough and handover.
Thoughtful preparation, not a one-size-fits-all remodel
What is worth doing before you sell?
Start with a walkthrough before starting work. The right preparation depends on the home’s condition, likely buyer expectations, your budget and the time available.
We help you distinguish necessary repairs from presentation improvements and projects that may not justify their cost or delay.

- Gather what you already knowCollect prior inspection reports, permits, repair invoices, warranties and any relevant association documents. These help us identify questions early.
- Understand condition & requirementsDiscuss appropriate inspections and sewer lateral, gas shut-off and sidewalk requirements before setting the schedule. For Berkeley property, review our BESO guide.
- Set a scope & budgetGet written estimates, agree on priorities and leave room for unexpected findings. We help coordinate vendors and the order of work.
- Make the home easy to appreciateConsider decluttering, paint, lighting, landscaping, deep cleaning and staging that shows how the spaces live.
- Plan the practical detailsThink through belongings, storage, pets, access for tradespeople and showings, and whether you’ll occupy the home during marketing.
Not every home needs a full makeover. We can compare a more limited preparation plan with a more extensive one, including the cost, timing and trade-offs.
Local requirements · Plan before you list
Sewer laterals, gas valves & sidewalks
Compliance belongs in the preparation plan. Many Inner East Bay communities have point-of-sale requirements that can affect your budget, launch date and closing. Checking them early gives you time to gather records, obtain estimates and arrange any required work.
Across the Inner East Bay
Sewer lateral compliance
The private sewer lateral carries wastewater from your property to the public sewer. Many local programs require testing, repairs if needed, and a compliance certificate when a home changes hands.
EBMUD’s regional program covers Oakland, Albany, Alameda, Emeryville, Piedmont, El Cerrito, Kensington and Richmond Annex. Berkeley runs its own program. Elsewhere, confirm the sewer agency serving your address.
Start before listing: Locate any existing certificate and confirm it is valid. If testing or repairs are needed, obtain estimates and allow time for permits, work and certification. A sewer video or inspection report alone is not a compliance certificate.
Kensington · El Sobrante · Richmond
Seismic & automatic gas shut-off valves
Unincorporated Contra Costa County, including Kensington and unincorporated El Sobrante, has gas shut-off requirements at sale. The City of Richmond also requires an approved device for covered sales of buildings with gas piping.
Richmond’s ordinance allows approved seismic or excess-flow devices. A seismic valve responds to shaking; an excess-flow device responds to abnormal gas flow. Confirm the approved device and installation requirements for your property’s jurisdiction.
Check the records early: Have a licensed contractor confirm any existing device and identify required work. Gather permit and inspection records, and schedule installation in time to meet the applicable sale deadline. The mailing city alone does not establish jurisdiction.

Selling in Oakland
Sidewalk certification
Oakland generally requires a Sidewalk Compliance Certificate when a property is sold. The sidewalk must be inspected and any required repairs completed, unless a valid certificate, approved exemption or provisional certificate applies.
A provisional certificate must be issued before title transfers and generally allows 120 days from issuance to complete certification. After the transfer, the new owner is responsible for obtaining the final certificate.
Build it into your timeline: Check for a valid certificate, arrange an inspection and obtain repair bids early. If work will continue after closing, document the agreed costs and responsibilities and confirm the provisional certificate’s actual deadline.
Make the plan part of the sale. We help you organize certificates, inspection records, estimates and any approved extensions for the disclosure package, then clarify work, costs and deadlines in the transaction. An agreement between buyer and seller does not replace an agency’s required certificate or approved extension.

Understand the numbers behind the decision
Pricing is a strategy. Offers need context.
An asking price is part of a marketing plan. It isn’t the same as a promised sale price or the amount you’ll take away at closing.
Read the local market
We study relevant closed sales, current competition, condition and location. We discuss what supports the pricing strategy and what remains uncertain.
Watch the response
Showing activity, agent feedback and buyer interest help us assess how the launch is landing. We discuss adjustments when the evidence calls for them.
Compare the whole offer
A clear offer comparison considers price alongside financing, contingencies, deposits, closing dates and other terms that affect your plans.
Keep estimated proceeds in view. We help you consider preparation costs, loan payoffs, agreed fees, closing expenses and possible credits. Escrow confirms closing figures; your tax adviser can address your individual tax position.
Present the home. Tell its story. Reach the right audience.
Marketing with care and purpose
The details should feel connected, from the first photograph someone sees to the experience of walking through the front door.
Presentation & photography
We coordinate staging and professional photography to communicate the home’s light, layout, character and strongest features. Our service includes professional photography and video.
A complete property story
A dedicated property website, thoughtful copy, digital and social marketing, and print materials give buyers a useful picture of the home and its setting.
Local connections
Agent outreach, tours and showing coordination connect the presentation to real conversations. We follow up on interest and report what we’re learning.

What sellers ask us
How far ahead should I contact you?
As soon as selling becomes a possibility. An early conversation lets us work backward from your preferred move date and identify preparation, inspections or documents that could affect the schedule. You don’t need a finished home or a firm listing date to get started.
Should I remodel before putting my home on the market?
Let’s look at the house first. We compare the likely benefit of a project with its cost, disruption and timing. Sometimes a focused plan for repairs, paint, cleaning and staging makes more sense than a major renovation. We’ll explain the options so you can decide.
What if I have a limited preparation budget?
Tell us early so we can prioritize the work. We can discuss a phased or more limited scope and any available preparation financing options. Availability, eligibility, costs and repayment terms need to be confirmed before you commit.
Can you manage the sale if I’m out of the area?
We can help coordinate local vendors, property access and preparation, with updates so you can make decisions remotely. We’ll agree on communication, approvals and the items that need your attention at the outset.
How do you decide what my home is worth?
We consider comparable sales, current competing homes, location, condition, layout and the market’s response. We explain the reasoning behind a range and a proposed listing strategy. An online estimate can be a starting point, but it doesn’t replace a property-specific assessment.
What if I need to buy another home as well?
We’ll map both sides of the move with you and your lender: timing, financing, temporary housing if needed and the terms to consider in each transaction. Understanding the available options early helps you decide which sequence fits your circumstances.
What should I bring to a seller consultation?
Your approximate timeline, questions about preparation, any known property issues and records you already have are a helpful start. We’ll also discuss the services, responsibilities and compensation terms in the listing agreement before working together.
What are city and county transfer taxes, and who pays them?
Transfer taxes are charged when property changes hands. The rate depends on the city, county and sale price. In many East Bay sales, the seller pays the county tax and the buyer and seller split a separate city tax, but the purchase agreement controls. See our guide to city and county transfer taxes for local rates and customary payment.
